Commercial Building Maintenance and Repair Common Questions

Since many commercial buildings have flat roofs one of the most common repairs needed is the result of poor drainage where water pools and leaks through the roof. Other common damages that require repairs include damaged or missing shingles, damaged seals or flashing, gaps, and tears.

Although it is possible to repair sections of a commercial roof if there is also an underlying problem that caused the damage that should also be addressed. For example, if there is leaking due to water pooling on a flat roof that area can be fixed but if the drainage problem is not addressed the problem will reoccur.

The lifespan of windows in a commercial building will depend on the materials it is made of, whether it is well maintained, and the environment. You can expect anything from 15 years to as long as 35 years lifespan.

Resurfacing a road or area involves adding a new layer of asphalt over the existing asphalt. This process is good for repairing cracks and ruts as long as the underlying base is in good condition. The resurfacing overlay is typically 1.5-2 inches deep. Repaving is needed when damage of the area is greater and extends down to the base. Repaving involves removing and replacing the existing surface and is a more costly and extensive process.

A good asphalt overlay can be expected to last and average of 10-15 years if it is maintained. However, if the overlay has was applied to a surface that had extensive cracks that damaged the base the overlay will not last as long and soon show signs of the the same cracks and damage reappearing.

Repaving a parking lot should be done when the surface and the underlying base is damaged. Repaving is a more extensive and expensive compared to resurfacing, however, it will improve the structural integrity of the parking lot, and ensure a smooth and stable surface for vehicles to drive on.
